LEGAL DESCRIPTION: The E ½ NW 1/4 (EXCLUDING TL 7) of Section 17, Township 11 North, Range 10 East of the 6th PM, Cass County, Nebraska containing 75 deeded acres more or less.

LOCATION & GENERAL DESCRIPTION: From the northwest corner of the town of Murdock, proceed 2 miles west on Waverly Road. The property is on the south side of Waverly Road. Farm is terraced with well-established waterways. The farm is bordered on the north by gravel - Waverly Road. No buildings will sell.

METHOD OF SALE: Tract will sell in its entirety by Public Auction with Reserve.

TAXES: Seller shall pay all 2024 taxes. Taxes for 2025 and beyond shall be the responsibility of the Buyer.

TERMS AND CONDITIONS: $50,000.00 down the day of the sale. Buyer shall be required to sign a cash, non-contingent offer to purchase immediately following the sale. The remaining balance due shall be paid as follows: One half of the balance due shall be paid on December 30th, 2024; Seller will carry a note for the second half balance due that shall be paid January 15, 2025.
SURVEYS AND BOUNDARIES: Seller will not survey the parcels selling. Acres provided are as of record at the Cass County Assessor’s office.

POSSESSION: Full possession shall transfer to Buyer upon closing December 30th, 2024.

TITLE, EASEMENTS AND MINERAL RIGHTS: Seller shall furnish a Warranty Deed with title insurance policy. The cost of the Owner’s title insurance policy and escrow closing fees shall be equally divided between buyer and seller. Any policy endorsements and/or survey requirements shall be at the Buyer’s expense. All easements filed of record shall be shown on the Title Commitment. A copy of the Title Commitment will be available upon request. All mineral rights owned by the Seller shall be conveyed with the property upon closing.
