General Description

This short quarter section is located 1/2 mile east of Burr, Nebraska. There are 153.82 deeded acres. FSA shows 146.97 DCP Cropland Acres, of which 136.02 acres are currently in row crop production and 6.27 acres are in CRP until 9/30/2022. Total CRP annual Payment is $714.00. Base Acres are Corn 48.75 AC (PLC Yield of 125 bu.) and Soybeans 49.44 AC (PLC Yield of 40 bu.) Over half of the farm has tile risers in the terraces. Paved State Road on south boundary and rock road on east boundary.

Method of Sale: Tract will sell in its entirety by Public Auction with Reserve. Tract will not be split.

Taxes: Seller shall pay all 2021 taxes. Taxes for 2022 and beyond shall be the responsibility of the Buyer.

Terms and Conditions: 10% of total purchase price down the day of the sale. Buyer shall be required to sign a cash, non-contingent offer to purchase immediately following the sale. The remaining balance due shall be paid with a cashier’s check at closing. The closing shall be on April 12, 2022.


Possession: Full possession shall transfer to Buyer upon closing subject to cash rent lease. Please contact Mark Easter for details of Cash Rent Lease. Buyer shall receive all 2022 Cash rent payments.

Surveys and Boundaries: Seller will not survey the parcel selling. Acres provided are as of record at the Otoe County Assessor’s office.

Title, Easements and Mineral Rights: Seller shall furnish a Warranty Deed with title insurance policy. The cost of the Owner’s title insurance policy and escrow closing fees shall be equally divided between buyer and seller. Any policy endorsements and/or survey requirements shall be at the Buyer’s expense. All easements filed of record shall be shown on the Title Commitment. A copy of the Title Commitment will be available upon request. All mineral rights owned by the Seller shall be conveyed with the property upon closing.
